What We Provide

The Certificates You Need,
Explained in English

Electrical compliance documentation is a legal requirement for a wide range of property transactions and rental activities in Portugal — and for many expat property owners, navigating this in a foreign language is one of the most frustrating parts of owning property in the Algarve.

We provide all electrical inspection reports and compliance certificates required by Portuguese law — for property purchases, sales, Alojamento Local rental licences, insurance requirements and new ownership. Every report is issued by our DGEG certified electricians and is fully valid for legal, insurance and administrative purposes.

Crucially, we explain every finding and every document in plain English. You understand exactly what the inspection found, what the certificate covers and what — if anything — needs attention before the process can proceed.

Pre-Purchase Electrical Inspection

Full inspection of the electrical installation before buying a property — identifying faults, safety issues and upgrade requirements before you commit.

Alojamento Local Compliance Certificate

Electrical compliance certificate required for Alojamento Local (AL) short-term rental licences under Portuguese law — issued on completion of inspection.

Property Sale Compliance Report

Electrical inspection and certification for property sales — confirming the installation meets current Portuguese standards for new ownership.

Insurance Compliance Documentation

Electrical certification required by insurers for property coverage — particularly for holiday homes and rental properties in the Algarve.

Post-Renovation Certification

Compliance certification issued after rewiring, renovation or new electrical installations — confirming all work meets current Portuguese standards.

Periodic Electrical Safety Inspection

Routine safety inspection for landlords and property managers — identifying issues before they become faults or legal liabilities.

Common Questions

Inspections & Certificates — FAQs

Everything you need to know about electrical inspection and compliance certificates for your Algarve property — answered in plain English.

Yes. Portuguese law requires an electrical compliance certificate as part of the Alojamento Local (AL) short-term rental licence application. The certificate must be issued by a DGEG certified electrician confirming that the property's electrical installation meets current safety standards. We provide this certificate following a full inspection of the property.
While not always legally mandatory at point of purchase, a pre-purchase electrical inspection is strongly recommended — particularly for older Algarve properties. Many villas built before the 1990s have electrical installations that no longer meet current standards. An inspection before you buy identifies faults, safety issues and the cost of any required upgrades — so there are no unpleasant surprises after completion.
If the inspection identifies issues that prevent a compliance certificate being issued, we explain exactly what work is required and provide a separate quote to carry out the remedial electrical work. Once the work is completed to the required standard, we issue the certificate. You deal with one team throughout — no need to find a separate electrician.
An electrical compliance certificate is increasingly required or expected as part of property transactions in Portugal — particularly for sales involving buyers from the UK, Ireland and Northern Europe who are familiar with electrical safety standards. Some solicitors and estate agents now require one as standard. We provide full inspection reports and compliance certificates valid for property sales across the Algarve.
A standard residential inspection typically takes between one and three hours depending on the size of the property and the complexity of the electrical installation. Larger properties or those with significant outdoor electrical systems may take longer. We confirm an estimated duration when you book.
We explain all findings to you in English during and after the inspection. The official compliance certificate is issued to Portuguese legal standards, but we provide a full explanation of every finding and what it means for your property — so you never need to navigate Portuguese documentation without understanding it.
Yes. We carry out electrical inspections and issue compliance certificates throughout the entire Algarve — including rural quintas, isolated villas and properties on private estates well outside the main towns.
