Does Your Property Need a Rewire?

Signs Your Algarve Villa Needs Rewiring

Most Algarve property owners don't search for a "rewire" — they search the problems they're living with. If any of these sound familiar, your property almost certainly needs its wiring assessed or replaced.

Fuse Box Tripping and Circuit Overload — Full Rewire, Consumer Unit Upgrade or Repairs?

The most common reason expats contact us about a rewire in the Algarve is a fuse box that keeps tripping for no obvious reason — and the most important thing we tell them first is this: not every tripping fuse box requires a full rewire. A circuit breaker that trips repeatedly when a specific appliance is switched on, or an RCD that cuts out when the washing machine and AC are running simultaneously, is very often a circuit capacity problem rather than a wiring failure — and a consumer unit upgrade can resolve it in a single day at a fraction of the cost of a full rewire. A consumer unit upgrade replaces the fuse board, installs proper RCD protection throughout, and correctly sizes circuits for modern loads. In properties built before the 1990s across Faro , Albufeira , Lagos , Tavira and throughout the Algarve, the consumer unit was sized for loads from that era — and a modern upgrade to the board alone is often all that's needed. A full rewire is necessary when the wiring itself has deteriorated — aluminium conductors throughout, cracked or crumbling rubber insulation, wiring predating modern circuit arrangements, or a property being renovated with walls already open. We carry out the site assessment and tell you honestly which category your property falls into. If targeted repairs or a consumer unit upgrade is sufficient, we say so.

Aluminium Wiring and Deteriorated Insulation — The Hidden Risk in Older Algarve Villas

Flickering lights across multiple rooms, lights that dim noticeably when another appliance starts, or lights that trip the fuse when switched on are all signs of deteriorating wiring rather than failed light fittings. In older Algarve villas these symptoms almost always trace back to wiring insulation that has degraded over decades of heat — the Algarve's extreme summer temperatures accelerate insulation breakdown in cables that were already old — creating loose connections, intermittent faults and circuits that are beginning to fail. Visible aluminium wiring — silver-coloured rather than copper-coloured — is a specific red flag in older Portuguese properties. Aluminium wiring expands and contracts with temperature changes far more than copper, which causes connections to loosen over time, increases fire risk significantly, and is no longer compliant under current Portuguese electrical regulations. If your property has aluminium wiring it needs to be replaced. We assess and replace aluminium wiring across the entire Algarve as part of our full rewiring service.

Burning Smells, Warm Sockets and Ceramic Fuse Boards — When to Treat It as Urgent

Burning smells from sockets or the fuse box, sockets that feel warm to the touch, or black marks around outlets in a property with old wiring are serious warning signs that should be treated as urgent — not cosmetic issues to monitor. In a property with deteriorated wiring, overheating in one part of the installation can propagate quickly. Sockets that have stopped working for no obvious reason, rooms where only some sockets work, or sockets where plugs fall out easily are all common in older Algarve properties where internal contacts have corroded or connections have loosened over decades. A ceramic fuse box or old-style rewireable fuse box — where fuses are replaced with wire rather than tripped breakers — is one of the clearest visible signs that a property needs a full electrical upgrade. These systems provide inadequate protection for modern electrical loads and are not compliant with current Portuguese standards. If you can see ceramic fuses or a fuse box with individual fuse holders rather than trip switches, call us for an assessment.

Selling, Renovating or Renting — The Compliance Certificate Argument

Properties being sold, renovated or prepared for Alojamento Local rental represent a large part of our rewiring work across the Algarve. An electrical compliance certificate is increasingly required for property transactions in Portugal, and is a legal requirement for Alojamento Local rental licensing. Many buyers — particularly from the UK, Ireland, the Netherlands and Germany — now commission pre-purchase electrical inspections before completing on Algarve properties, and an outdated installation that fails inspection can stall or collapse a sale. A rewire carried out before sale not only removes this obstacle but is a genuine selling point — a fully certified modern electrical installation is exactly what informed buyers from Northern Europe look for and are willing to pay for. If you're renovating an Algarve property, the rewire stage is the most cost-effective point to bring the electrical installation up to standard — before walls are plastered, before new fittings go in, before tiles are laid. We work directly with builders, architects and project managers across the Algarve on renovation and new build electrical scopes, carrying out first and second fix wiring to fit within the build programme.

Rural Quintas and Serra Properties — Wiring From Another Era

Rural quintas and older properties in the Algarve serra — including areas around Monchique , Silves and remote inland villages — frequently have electrical installations that haven't been touched since the properties were originally wired, sometimes in the 1960s or 1970s. Single-phase supplies with inadequate earthing, rubber-insulated cables that have become brittle and cracked, wiring run in surface conduit that has corroded, and consumer units with no RCD protection are common findings in rural Algarve properties. These installations are not just non-compliant — they can be genuinely dangerous, particularly in properties that have been unoccupied or used only seasonally for years. We carry out full rewires and electrical upgrades on rural quintas across the entire Algarve, including properties in remote locations and on private roads. If your property needs a solar panel installation alongside the rewire, we integrate both as a combined scope with a single DGEG certificate. If you've experienced an electrical emergency at your rural property and suspect the wiring is the underlying cause, call us and we'll carry out a full assessment.

Older Resort and Development Properties — Phased Rewiring in Vilamoura, Albufeira and Portimão

Apartment and townhouse properties within older resort developments present rewiring challenges that standard villa work doesn't always cover. Vilamoura Village 1 and Village 2 — built in phases from the 1970s through the 1980s — contain properties where the earliest phase electrical installations are now over forty years old. The same applies to Albufeira's 1970s tourist apartment blocks and Portimão's older residential complexes, where mixed-vintage wiring across different construction phases, shared distribution boards in meter rooms, and varying standards of individual apartment installation are common findings. For these properties, a complete single-phase rewire may not always be practicable in one go — particularly in occupied apartments, properties with tenants in situ, or blocks where common area work requires condominium approval. We approach these projects with a phased scope where appropriate: consumer unit replacement and RCD installation first, then room-by-room wiring replacement as access and occupancy permit. Where work affects shared infrastructure or common area electrical distribution, we advise on the condominium approval process and coordinate with building management. We have specific experience with the electrical systems across Vilamoura's resort phases and understand the constraints that come with these developments.

What's Involved

When Your Property Needs a Full Rewire

A large proportion of Algarve villas, quintas and apartments — particularly those built before the 1990s — were wired to standards now decades out of date. Outdated aluminium wiring, undersized consumer units, insufficient earthing and a lack of RCD protection are all common findings in older Portuguese properties.

A full rewire replaces all existing wiring, consumer units, sockets, switches and fittings with a modern, fully certified electrical installation — required before a property sale, rental licence application , major renovation or insurance renewal.

Every rewire is carried out to full Portuguese DGEG standards, providing all compliance documentation needed for insurance, resale and Alojamento Local licensing — all handled in English from start to finish. If you only need repairs rather than a full rewire, see our general electrical repairs page.

Common Questions

Full Villa Rewiring — FAQs

Real questions from Algarve expats and property owners about rewiring their villas, quintas and apartments — answered in plain English.

A consumer unit upgrade is often sufficient when the wiring itself is in reasonable condition but the fuse board is outdated or undersized — it replaces the board, adds RCD protection and correctly labels circuits in a day at a fraction of the cost of a full rewire. A full rewire is necessary when the wiring has physically deteriorated — aluminium conductors throughout, cracked rubber insulation, or wiring predating modern circuit layouts. We assess both during the site visit and give you an honest recommendation. See our general electrical repairs page for cases where targeted repairs are sufficient.
Common signs include a fuse box that keeps tripping, flickering lights across multiple rooms, visible aluminium wiring, a ceramic or rewireable fuse board, burning smells from sockets, sockets that feel warm, or a property built before the 1990s that has never been rewired. You don't need to be certain — call us and we'll assess the installation and give you an honest recommendation.
A standard two or three-bedroom villa typically takes three to five working days. Larger properties, rural quintas or properties undergoing simultaneous renovation may take longer. We provide a clear timeline as part of the initial survey and quote — particularly important if you're managing the project remotely from the UK or elsewhere.
For most of the rewire, yes — power will be off for extended periods and there will be significant disruption from cable installation work. For smaller properties we often complete the work in a single block. We discuss timing and access in detail before the job begins so you can plan accordingly, particularly for holiday properties or properties being managed remotely.
Yes — aluminium wiring is no longer compliant under current Portuguese electrical standards and carries a significantly higher fire risk than copper wiring. Aluminium expands and contracts with temperature far more than copper, causing connections to loosen over time. In the Algarve's extreme summer temperatures this effect is accelerated. Aluminium wiring must be replaced as part of a full rewire — there is no safe way to retain it in a compliant installation.
An electrical compliance certificate is increasingly required for property transactions in Portugal and is a legal requirement for Alojamento Local rental licensing. Buyers from the UK and Northern Europe routinely commission pre-purchase electrical inspections — an outdated installation that fails can stall or collapse a sale. A rewire carried out before sale removes this obstacle entirely. We provide full DGEG-compliant documentation on completion, valid for all legal and administrative purposes in Portugal.
Yes — renovation projects are a significant part of our rewiring work across the Algarve. The rewire stage is also the most cost-effective point to bring everything up to standard — before walls are plastered, before tiles are laid, before other trades complete their work. We coordinate directly with your builder or project manager and carry out first and second fix wiring to fit within the renovation schedule.
Yes. Rural properties, isolated quintas and properties in the Algarve serra make up a large part of our rewiring work. We cover the entire Algarve region — from the western coast to the eastern border and into the inland hills — including properties on private roads, unmade tracks and private estates. Remote location is not a problem.
Yes — and these properties require a specific approach. Older resort apartments in Vilamoura, Albufeira and Portimão often have shared distribution boards, mixed-vintage wiring from different construction phases, and condominium approval requirements for common area work. Where a complete rewire isn't practicable in one go, we can phase the work — consumer unit first, then room by room — coordinating with building management throughout.
Yes — combining a full rewire with a solar panel installation is often the most cost-effective approach, since the electrical infrastructure work overlaps significantly. We plan and carry out both scopes together, with a single compliance certificate covering the complete installation. See our solar panel installation page for full details.
Yes — a fully certified modern electrical installation is a significant selling point, particularly to buyers from the UK, Ireland, the Netherlands and Germany who are familiar with current safety standards. It also removes the need for a buyer to budget for rewiring post-purchase, which commonly reduces or delays offers on older Algarve properties.
