Signs Your Algarve Villa Needs Rewiring
Most Algarve property owners don't search for a "rewire" — they search the problems they're living with. If any of these sound familiar, your property almost certainly needs its wiring assessed or replaced.
Fuse Box Tripping and Circuit Overload — Full Rewire, Consumer Unit Upgrade or Repairs?
The most common reason expats contact us about a rewire in the Algarve is a fuse box that keeps tripping for no obvious reason — and the most important thing we tell them first is this: not every tripping fuse box requires a full rewire. A circuit breaker that trips repeatedly when a specific appliance is switched on, or an RCD that cuts out when the washing machine and AC are running simultaneously, is very often a circuit capacity problem rather than a wiring failure — and a consumer unit upgrade can resolve it in a single day at a fraction of the cost of a full rewire. A consumer unit upgrade replaces the fuse board, installs proper RCD protection throughout, and correctly sizes circuits for modern loads. In properties built before the 1990s across Faro , Albufeira , Lagos , Tavira and throughout the Algarve, the consumer unit was sized for loads from that era — and a modern upgrade to the board alone is often all that's needed. A full rewire is necessary when the wiring itself has deteriorated — aluminium conductors throughout, cracked or crumbling rubber insulation, wiring predating modern circuit arrangements, or a property being renovated with walls already open. We carry out the site assessment and tell you honestly which category your property falls into. If targeted repairs or a consumer unit upgrade is sufficient, we say so.
Aluminium Wiring and Deteriorated Insulation — The Hidden Risk in Older Algarve Villas
Flickering lights across multiple rooms, lights that dim noticeably when another appliance starts, or lights that trip the fuse when switched on are all signs of deteriorating wiring rather than failed light fittings. In older Algarve villas these symptoms almost always trace back to wiring insulation that has degraded over decades of heat — the Algarve's extreme summer temperatures accelerate insulation breakdown in cables that were already old — creating loose connections, intermittent faults and circuits that are beginning to fail. Visible aluminium wiring — silver-coloured rather than copper-coloured — is a specific red flag in older Portuguese properties. Aluminium wiring expands and contracts with temperature changes far more than copper, which causes connections to loosen over time, increases fire risk significantly, and is no longer compliant under current Portuguese electrical regulations. Burning Smells, Warm Sockets and Ceramic Fuse Boards — When to Treat It as Urgent
Burning smells from sockets or the fuse box, sockets that feel warm to the touch, or black marks around outlets in a property with old wiring are serious warning signs that should be treated as urgent — not cosmetic issues to monitor. In a property with deteriorated wiring, overheating in one part of the installation can propagate quickly. Sockets that have stopped working for no obvious reason, rooms where only some sockets work, or sockets where plugs fall out easily are all common in older Algarve properties where internal contacts have corroded or connections have loosened over decades. A ceramic fuse box or old-style rewireable fuse box — where fuses are replaced with wire rather than tripped breakers — is one of the clearest visible signs that a property needs a full electrical upgrade. These systems provide inadequate protection for modern electrical loads and are not compliant with current Portuguese standards. An electrical compliance certificate is increasingly required for property transactions in Portugal, and is a legal requirement for Alojamento Local rental licensing. Many buyers — particularly from the UK, Ireland, the Netherlands and Germany — now commission pre-purchase electrical inspections before completing on Algarve properties, and an outdated installation that fails inspection can stall or collapse a sale. Apartment and townhouse properties within older resort developments present rewiring challenges that standard villa work doesn't always cover. Vilamoura Village 1 and Village 2 — built in phases from the 1970s through the 1980s — contain properties where the earliest phase electrical installations are now over forty years old. The same applies to Albufeira's 1970s tourist apartment blocks and Portimão's older residential complexes, where mixed-vintage wiring across different construction phases, shared distribution boards in meter rooms, and varying standards of individual apartment installation are common findings. For these properties, a complete single-phase rewire may not always be practicable in one go — particularly in occupied apartments, properties with tenants in situ, or blocks where common area work requires condominium approval. We approach these projects with a phased scope where appropriate: consumer unit replacement and RCD installation first, then room-by-room wiring replacement as access and occupancy permit.
